West Bay is often the first place people fall in love with when they visit Roatán. It’s easy to see why—this is where you’ll find that iconic postcard image of powdery white sand and turquoise water that stays calm enough for a morning float year-round.

But for those considering buying here, West Bay is more than just a beach; it’s a collection of distinct neighborhoods, each offering a different pace of life. Whether you are looking for a turnkey condo that pays for itself through rentals or a quiet hillside home where the only sound is the breeze, West Bay has a corner for you.

 

Why West Bay Stays on the Map

As of early 2026, West Bay remains the strongest real estate market on the island, with property values appreciating between 8% and 10% annually. This is driven by a simple reality: limited inventory. We are on an island, and West Bay’s beachfront is finite.

However, “beachfront” isn’t the only way to live here. The area is roughly split into two lifestyles:

    • The Beachfront & Resorts: Perfect for investors looking for high-occupancy vacation rentals and owners who want to walk out their door and immediately sink their toes in the sand.
    • The South Shore & Ridges: Neighborhoods like Lighthouse Estates and Turtle Crossing offer a completely different vibe. Here, you trade direct sand access for dramatic “ironshore” cliffs, constant trade winds, and a level of privacy you won’t find in the resort zone.

The Reality of Living in West Bay

I often tell my clients, “Stay in West Bay for the convenience, but buy here for the community.” * Walkability: In the heart of West Bay, you don’t need a car. You can walk to world-class dining, dive shops, and small boutiques. For everything else, a $5 scenic water taxi ride will take you to West End Village in 10 minutes.

    • The “Tourist” Factor: During the high season, the beach gets busy when cruise ships are in port. As an owner, you learn the “local rhythm”—knowing which hours are best for a quiet swim and which hidden cafes stay peaceful even on the busiest days.
    • Logistics: West Bay has some of the island’s best infrastructure. Most gated communities here offer underground utilities, paved roads, and reliable fiber-optic internet, making it a favorite for digital nomads and remote workers.

Understanding the Investment

Buying abroad can feel daunting, but the legal framework in West Bay is well-established.

    • Ownership: Under Honduras Decree 90-90, foreigners can legally own up to 3,000 square meters (about 0.74 acres) in their own name. For larger estates, like the 10+ acre parcels occasionally found on the ridges, we simply use a Honduran corporation.
    • Taxes: One of the most pleasant surprises for my North American clients is the property tax. You can expect to pay roughly $400 per $100,000 of value—a fraction of what you’re likely paying back home.
    • HOAs: If you’re looking at a condo, HOA fees typically range from $250 to $400 per month. This usually covers 24/7 security, pool maintenance, and, in some cases, backup power and water—critical for a “lock-and-leave” lifestyle.
